Property Management Services

  • Tenant set up.

  • First-time visual inspection of building and units.

  • Report to client all issues observed, including recommended repairs and upgrades.

  • Annual inspection of fire alarms.

  • Moving in/out inspections.

  • Accepting and processing rent payments.

  • 24/7 emergency service to tenants.

  • Processing and delivery of all notices to tenants. 

  • Coordination of maintenance and repairs.

  • Periodic inspections of exterior of property.

  • Client set up including pre-authorized deposit (PAD).

  • Provide client monthly and annual financial statement.

  • Rent proceeds deposited to client by the 7th of each month.

  • Supervision of minor repairs and maintenance.

  • Facilitate all scopes of work with respect to upgrades and renovations of the property. 

 

Tenant Placement

  • Assessment of unit’s current rental value.

  • Consultation regarding ways to maximize NOI.

  • Advertise unit with high resolution photos, on site signage,  and Kijiji.

  • Showings to prospective tenants.

  • Screening of prospective tenants using “Naborly” software.

  • Preparation and execution of the lease agreement.

  • Confirmation of tenant insurance.

  • Confirmation of tenant utility contracts.

  • Set up tenant pre-authorized payments (PAP) or auto deposit.

  • Supply tenant with keys and “Welcome Package”.

Our fees cover full service Property Management. Some other companies charge a lower percentage at the front end and then charge hidden fees once the contract is signed. These hidden fees may be applied to services such as the following:

 

  • setup 

  • in/out inspection 

  • lease renewal and early cancellation

  • advertising 

  • vacant unit 

  • surcharge on minor repairs
